The Village at Silverleaf: Comfort, Style and Luxury in a Dazzling Scottsdale Setting

Tucked into the gently rolling, panoramic landscape of Arizona’s Sonoran desert is The Village at Silverleaf, the newest enclave in the award-winning Silverleaf community offering comfort, style, luxury and convenience.

Inspired by the charm and elegance of a European village, the collection of 19 Rural Mediterranean-style homes is a short walk from the acclaimed 50,000-square-foot Silverleaf Clubhouse featuring private-club amenities including a spa, fitness area, men’s and women’s locker rooms, resort and lap pools and fine and casual dining.

Twelve semi-custom Villas and seven Club Cottages in The Village collection range from 2,733–6,000-plus square feet and reflect authentic architecture and attention to detail in every aspect of its design. Scottsdale architect Don Ziebell of Oz Architects designed and customizes the homes and Rod Cullum of Cullum Homes, also in Scottsdale, is the builder.

The Village at Silverleaf luxuriously defines the signature Arizona indoor/outdoor lifestyle with spacious backyards for pools, spas and outdoor kitchens and stunning mountain and city light views. Also, at your doorstep are the Tom Weiskopf–designed championship golf course as well as the club’s driving range.

In addition, the spectacular foothills, mountains and canyons of the McDowell Sonoran Preserve–the country’s largest municipal natural preserve—adjoins the community and provides direct access to neighborhoods. At 30,580 acres, it is the nation’s largest urban preserve, offering 130 miles of hiking and nature trails, recreation and exploration. It is home to 128 species of bird, 35 species of reptile and 25 species of mammal.

Just to the south are Scottsdale’s world class boutiques and shopping centers, sports, entertainment and cultural venues, award-winning restaurants and world-destination resorts.

“We love the easy lock-and-leave luxury lifestyle and the serenity and design of the community: like a European village, a charming location where you walk to golf, to dinner, the spa and then home,” says Lauren Rautbord, who enjoys a customized 6,924-square-foot Villa in The Village of Silverleaf with her partner.

“No traffic, no noise. Our home makes for elegant, serene indoor/outdoor space,” adds Rautbord, principal of Paul Lauren Design Consultants, a residential interior design firm which relocated from her native Chicago to Scottsdale. “We enjoy sunrises over the mountains and inspiring Alpenglow sunsets, with the city lights twinkling.”

While the homes embrace the comfortable, luxury lifestyle that Silverleaf is praised for, they are life-centering sanctuaries, too, with quiet courtyards and entertainment patios and loggias for enjoying the views while maintaining privacy. All the elements for a serene, yet vibrant lifestyle can be found here at The Villages.

“This is a perfect lifestyle home for us: low maintenance, security, quality, access to hiking trails, immediate access to the clubhouse for breakfast, lunch and dinner (and drinks) and walking access to the fitness and spa facilities,” says Peter Niederman, a seasonal resident who purchased and customized a Cottage with wife Linda. “Cullum Homes was extremely accommodating, making the lifestyle changes to our home that we requested.

“The location of The Village at Silverleaf was perfect for us, with close proximity to all amenities that are important to us: restaurants, shopping, hiking, biking, golf and friends,” adds Niederman, a Chicago native who attended the University of Arizona in Tucson and built his success with real estate brokerages.

The couple chose their home in The Village at Silverleaf because it feels like home. “Silverleaf as a community exudes similar qualities to the community we live in in Colorado,” he says. “We wanted a home and a community that our grown adult children felt welcomed when they visit us from Denver.”

A Gold-Medal Team for The Village at Silverleaf

Merging indoor/outdoor living that doesn’t compete with nature in The Village collection called for the distinguished design, construction and realty team of Ziebell, Cullum and Silverleaf Realty.

Ziebell invests his 30-plus years of design experience with site- and customer-sensitive projects into each home at The Village at Silverleaf. The designer of the Mediterranean-style Silverleaf Clubhouse, he has completed many custom homes in the West as well as resorts, golf clubs and spas such as the Royal Palms Resort and Spa in Phoenix, Kukui’ula Plantation Clubhouse and Spa, Kauai, and Glenwild Golf Club, Park City, Utah.

“The homes at The Village at Silverleaf are a design vocabulary called Rural Mediterranean –– a mix of Mediterranean styles suitable for a hot sunny climate –– in a street-village concept that allows easy walking access to the Silverleaf Club amenities,” Ziebell explains. “The design allows for sufficient outdoor living space including courtyards, covered loggias and second-floor spaces that emphasize views, while not creating so much area that it becomes a maintenance burden.”

For Rautbord, Ziebell is an “extraordinary place- and style-maker and a master of materials” because of his skill in creating a community style and vibe as well as modifying the floorplan to accommodate their design goals and sourcing materials worldwide to meet these.

For example, he enhanced the original plan to bring more daylight into the lower level with an additional 30-foot wall of glass, extended the treads of their stairs and created an upstairs master bedroom suite with a walk-out loggia.

From France, he acquired an antique limestone fireplace hearth and an outdoor fountain; from Belgium reclaimed limestone for use on first-floor walls and lower-level window surrounds; from Chicago well-worn bricks; and reclaimed beams from structures in the western United States.

Cullum founded Cullum Homes 32 years ago. The multi-award-winning design/build/renovations company has built homes in Silverleaf and other luxury communities such as Mountain Shadows, Desert Mountain and the town of Paradise Valley.

The Villas and Cottages stylishly blend contemporary components, old world materials such as those in Rautbord’s home, and traditional craftsmanship, including maple cabinetry with dovetailed drawers and garage doors incorporating tongue-and-groove-fitted red cedar. As well as their elegant style, the homes also have energy-efficient components like insulated concrete form construction. “This provides for the best-insulated, air-tight home and a quiet house,” Cullum says.

In addition, Daikin VRV (variable refrigerant velocity) and VRT (variable refrigerant temperature) are the newest standards in air-conditioning, essential in the seasonally sultry Arizona desert. “This technology allows us to have a different temperature in every room and only condition the air in the rooms being used, thereby providing an extremely energy-efficient and quiet system,” he explains.

Also standard are Fine Sub-Zero and Wolf appliances, clean-air filtration system and TruTankless hot water heaters.

Silverleaf Realty facilitates each sale. Serving the affluent buyer since 2002, the team of agents knows the luxury home market because its people live it.

“As residents in north Scottsdale and members of Silverleaf Club and Spa, we have a unique understanding of the lifestyle and experiences found in north Scottsdale,” explains Mike Sweeney, the designated broker. “And, our streamlined and efficient building process ensures that your home will be personalized to your requirements and every finely-crafted detail completed to your satisfaction in one of the Valley’s most desirable locations.

“Visit us and consider a move to The Village at Silverleaf. You’ll feel at home here –– so much you may not want to go home.”

An expansive brick driveway and motor court create a sense of arrival that carries over into the arched foyer where three steps down lead to a formal living room with built-in, finely-carved cabinets for displaying prized collections and family photos. Hand-carved as well as glass-fronted cabinets and carved refrigerator doors and built-ins make the kitchen warm and inviting.

To facilitate clean-up, a convenient private laundry is also a part of the master suite.

About Silverleaf
Silverleaf opened in 2002. Its private, classically designed neighborhoods are tucked into the canyons of the McDowell Mountains and created as part of the award-winning development of DC Ranch. The upscale, gated community comprises five distinctive neighborhoods: the custom estate homesites of Upper Canyon and Horseshoe Canyon; the luxury custom homesites of Arcadia; and the intimate home designs of The Parks and The Sterling.  Each neighborhood is defined by its parks and open space, topography, view corridors, and home and homesites product offerings.  At build-out, the community will have approximately 700 homes on its 2,000 acres.  Prices range from $1.4 million to nearly $18 million.
