Newly Constructed Masterpiece in Troon Artesano

10761 E. Buckskin Trail | Scottsdale, AZ 85255 | 5 Bed | 7 Bath | 8,382 Square Feet

This amazing custom masterpiece in Troon’s Artesano neighborhood is tucked into the iconic Troon mountain, with boulders enveloping the backyard to create a unique and private outdoor living space. The 8,382 square foot contemporary southwest estate was designed by Tor Barstad, completed in late 2015. Built on a premium homesite, the property takes in views from three directions, picking up sunset, Pinnacle Peak and boulder vista views. The developer of this property has spent the time since completion making the home details perfect – from installing all the custom window treatments to finalizing the landscaping and outdoor living areas to ensuring the new home punch items have been corrected. No detail has been overlooked in this move-in-ready home. The open floorplan includes five bedrooms, an office, an exercise room and bonus room with all but two rooms on the main level.

Owners walking into the home through the oversized garage are greeted by a key drop area and spacious bonus room that could be used as a theatre space. A cozy guest bedroom and bathroom create a lower level apartment—perfect for longer term guests or live-in help. From the ground level you can choose to transport yourself (and your groceries) to the main floor in your personal elevator or take the steps. Once on the main level the front door, foyer and office take in views of the community and city below. The great room is a sprawling space perfect for cozy nights watching movies fireside or entertaining a crowd. Show off your wine collection and serve your guests at the built-in bar before moving the party outside. This home not only offers one state-of-the-art-chef’s-dream kitchen – but two! A fully amenitized baker’s kitchen sits off of the main kitchen and dining area and can be closed off. The bakery includes a viewing refrigerator (for showing off your latest creation) multiple ovens and a pass-through window leading to the patio – perfect for serving a late night dessert. The bakery can also be used for additional kitchen storage and prep space. The main kitchen features an expanse of custom cabinetry, four ovens (LaCornue Chateau and Viking), multiple Sub-Zero full refrigerators and freezers, two Viking microwaves, Asko and Fischer/Paykel dishwashers, 2 Scotsman Icemakers and a Wolf warming drawer.

On the main level of this custom home there are ZERO steps – not even a step down to the outdoor living area. The indoor living space seamlessly blends into the outdoor spaces through two expansive glass sliding walls. The indoor stone flooring extends to the covered patio, increasing the size of your floorplan – or dance floor! The interior of the home offers thoughtful and current interior styling with light finishes. High-end finishes include limestone and wide-plank wood flooring, granite and marble counters, brick and wood ceiling details, custom plumbing fixtures and lighting, and a whole house A/V system.

Outside the backyard is a private entertaining paradise with a large pool and spa as the focal point and dramatic boulder views as the backdrop. Three custom fire features include a fireplace and gathering fire pit. The outdoor BBQ center is built into a large island and allows access to the bakery and a sink – the perfect location for year-round al-fresco dinners. The multiple covered patio zones offer skylights, bringing in more natural light to the extended living space. The glass walls are perfect for winter entertaining too with two heaters just outside the main living area; this custom home really is the perfect year-round retreat. The pool party can last all day with easy access to the outdoor pool shower and bathroom.

Deborah Beardsley Participates in ASU’s Real Estate Council Panel on Luxury Housing Trends

Arizona State University’s Real Estate Council gathers industry leaders and professionals for on-going education in key sectors within the real estate industry.

Last week, Silverleaf Realty’s own associate broker, Deborah Beardsley was tapped as an expert panelist to share insights on luxury housing trends.  She brings more than 20 years of experience in the high-end real estate market and offered key takeaways for what buyers want when looking for a luxury lifestyle.

As you have seen in recent local and national coverage, the luxury market has remained steady and is seeing growth in certain segments.  The Valley is seeing a number of luxury resort communities coming into the market and Jim Belfiore, president of Belfiore Real Estate Consulting, and Erin Dixon, a luxury home market consultant shared their expertise as well on the panel.

Buyers choose luxury communities based on the experiences offered within the resort or master planned community.  Silverleaf offered a prime example of a niche home development that lives more like a resort.  From the early stages of development, Silverleaf set out to be known for and deliver an exceptional experience and as the community has grown, this has only improved.

Belfiore acknowledged the superior value and luxury offered at Silverleaf because of the unique amenities.  The spa, world-class golf, programming and Club experiences bring together members for unique experiences that interest, educate and engage members.   In addition to the outstanding Silverleaf Club experience, homeowners can enjoy access to the McDowell Sonoran Preserve and connect to retail and shopping as they wish – it’s all located in easy access.  It’s the best of all worlds!

Our team appreciated being able to provide insights to local real estate leaders on the long-term success of Silverleaf and learn more about the plans for future resorts to enhance the offerings here.

Deborah Beardsley Earns Business Journal’s #1 Ranking for Residential Real Estate Agents with More Than $82 Million in Sales in 2016

SCOTTSDALE, AZ – Selling homes in DC Ranch’s Silverleaf community isn’t just a job for Deborah Beardsley, it’s been a passion for her since the community’s earliest visioning more than 13 years ago. When local developer DMB first developed Silverleaf in 2002, Beardsley led the initial sales and marketing planning for DC Ranch’s enclave in the foothills. In those early days, she helped to shape the vision of this community.

“I’m fortunate to work with clients who understand the value of this place, the design, the access to the Preserve, and the lifestyle afforded to those who choose this special place.  So many of our families move here and then move to another home in Silverleaf when their lifestyle changes.  They are drawn to the place and they know I will help them find the right home for their lifestyle.”

The Phoenix Business Journal recently recognized Deborah Beardsley as the top-selling Phoenix-area Residential Real Estate Agent, based on volume of sales closed in 2016.  She retains this slot for the second year in a row. In 2016, she closed more than $82 million in sales for Silverleaf Realty, representing 40 transactions.  This past year, she closed an $11 million sale, the largest sale in the history of Silverleaf. In 2016, the Arizona Business Magazine named her the top woman in real estate by transaction volume in 2015.

Deborah Beardsley was also ranked in the Top 1,000 Real Estate Professionals in Real Trends as advertised in the Wall Street Journal. She is now a member of “The Thousand Top Real Estate Professionals,” a prestigious national award ranking sponsored annually by REAL Trends and advertised in the Wall Street Journal. Beardsley is now ranked in the top one-half of 1 percent of the more than 1.25 million Realtors nationwide. https://www.realtrends.com/
